New Lakeside Energy-Efficient Community - Fort Collins, CO

Sonders Fort Collins

The highly anticipated Sonders resort-style community is building residential homes in northeast Fort Collins. Just five miles from Old Town and one mile from the Fort Collins Country Club, this energy efficient development of approximately 375 single-level-living homes will offer many unique amenities:

  • Access to Richards Lake - Hike, paddle board, kayak and fish.

  • Acres of open space, miles of trails, soft and hard surface, and connections to regional trails.

  • Learning Center - a community center campus that will offer workshops, classes and presentations on a variety of topics in a cozy setting among studio cottages.

  • Studios within the Learning Center Campus - BODY Studio (exercise area, yoga, etc.); the ART Studio (painting, crafting area); and the IDEAS Studio.

  • Evernew Park – An outdoor gathering area. The park will display various sustainability and energy conservation concepts.

  • The Greens – Practice putting greens and gathering areas.

  • Pickelball and Bocce.

  •  Flourish Park – A neighborhood gardening center with individual garden plots available for the residents, orchard areas, and fragrance and sensory gardens.

  • Serene Park – A naturally preserved area for access near the Richards Lake.

  • Wag Around Dog Park – A fenced area for your four-legged friends.

  • Community pool and hot tub.

  • EV charging stations and solar flowers.

Bridgewater and Thrive Home Builders are offering single-family homes, patio homes and townhomes. Condos coming soon. In addition, there are spacious lakefront lots available to build your custom dream home with any builder you like.

With low maintenance in mind, your HOA will cover snow removal for roads, sidewalks, home walkways and driveways. They will even take care of your front yard mowing. Own a golf cart? Bring it with you! I’m told that golf carts will be allowed throughout Sonders.

Bridgewater Homes gives you the option to build six ranch style single-family home plans with a lot of your choice (most have premiums). Homes currently start at $654,990 with an unfinished basement (option to finish). All homes are built with an Energy Star Certification and can be upgraded with additional green options, including solar. A walk-out basement is available on select lots. Homes include a front and back yard, with an option to fence the back yard.

Thrive Home Builder’s offerings include Courtyard Homes, Patio Homes and 55+ single level townhomes. These homes will be LEED® Certified, EPA Indoor airPLUS Qualified, Solar Powered and Zero Energy Ready.

Thrive’s Patio Homes are detached homes that can be planned to fit your lifestyle needs. Transform a two-bedroom home into a five-bedroom home. Expand your living space and needs by making the 3rd garage bay a detached studio. You can also add a 300 sqft accessory unit with kitchenette. Outside space includes a front and back yard but no fencing. Pricing starts at $658,900 without a finished basement (option to finish).

Thrive’s Patio Home with detached studio

Thrive’s Courtyard Homes offer low maintenance living with the privacy of a detached home. No yards are offered, but the homes do have a small enclosed patio area. You have the option of adding a second level studio suite. Pricing starts at $618,900 without a finished basement (option to finish).

Thrive’s Townhomes offer 2-3 bedroom spacious single-level-living units reserved for residence 55+. Pricing starting at $537,900 without a finished basement but you have the option to finish.

Bordering beautiful Richard’s Lake with a backdrop of spectacular mountain views, large lakefront lots are available for custom built homes. These lots range from 9,000 square feet to 13,000 square feet roughly. It’s said that each lot will come with a full golf membership to the Fort Collins Country Club (this is quite the perk!). The initiation fee is taken care of and half of your dues are covered for the first year. Pricing for the lots range from $550,000 to $575,000. As of the date of this article, there are still a few lots left.

Sonders is a metro district. If you’d like to learn more about metro districts, check out my blog on the topic.

I am really excited about this unique community. Living in northeast Fort Collins myself, I know how special this area is. Besides being one of the most energy efficient communities I’ve seen in northern Colorado, the lake access and amenities are hard to beat.

If you would like to explore purchasing a home or land in the Sonders community, I would love to connect and explore me representing your interests, at no cost to you. My services are always funded by the builder/seller.  I currently have two clients building in this unique “age in place” neighborhood.
